How long does an EPC last?

The EPC is currently valid for 10 years, although the new coalition government are looking into the possibility of reducing this in order to ensure that the EPC remains relevant and up to date. If an EPC is produced for a property, and works are subsequently carried out, for example replacement windows, installation of roof insulation, it may well be beneficial to produce a new EPC to reflect the changes accurately.

Who needs an EPC?

Sellers or buyers of homes - All sellers of homes need to ensure that they provide an EPC for potential buyers.

Builders - An EPC needs to be provided to buyers of newly built properties.

Landlords - If you are a landlord, you’ll need to make an EPC available to prospective tenants the first time you let a home after 1 October 2008. EPC’s are only required for properties which are self-contained; so if you’re renting a room to a single tenant sharing facilities, it is not necessary.

Tenants - If you are looking at renting an entire property then the landlord must make an EPC available to you free of charge.

How long will it take?

Firstly we need to arrange an appointment date and time that suits you, even if it means arranging the inspection during the weekend. Once the inspection has been carried out it takes another 3 days to receive your certificate. If you need your EPC in a hurry we can pull out all the stops and produce your EPC within 24 hours but this service does carry an additional charge.

When do I need an EPC?

Since 1 October 2008 all homes have needed an Energy Performance Certificate when built or sold. For rented properties an EPC will need to be provided whenever a self-contained property is let to a new tenant.

It is the responsibility of the person selling or renting a building to have a valid EPC to show to prospective buyers and tenants. The EPC must be given to the eventual buyer or tenant.

Some property owners may obtain an EPC to see where energy efficiency improvements could be made - even if they are not selling or renting out their homes. This would help to reduce energy waste, reduce costs and improve the energy rating for the future. A higher energy rating may also enhance the value of the property as energy costs continue to rise and therefore become an important selling factor.
